FAQs

Q: Where is your office located? 

A: 721 King Street, Columbia 29205. Our office is located in the Shandon/ Five Points area close to the intersection of King and Devine Street. Specifically, we are the second house behind the Scotchman gas station on the corner. Grey house with black shutters.  

 

Q: What are your office hours? 

A: 9 - 1 and 2 - 5 Monday through Friday. Properties for sale are shown by appointment through the individual agent. 

 

Q: How do I view one of your rental properties?

A: Simply come to our office during regular business hours, bring a $50 key deposit and a valid ID, and we will give you the key to view the property. As soon as you return the key, we return your $50 deposit.  We want the keys more than we want the $50! Be sure to call before coming to make sure that we have the key in the office. 

 

Q: How do I qualify to rent one of your properties? 

A: As a general rule, you need to make three times (gross) the monthly rental amount. For example, if the rent is $600/ month, you should earn $1800/ month before taxes.   

 

Q: What is your application fee to rent a property? 

A: Our application fee is $50 per adult and is non-refundable. When submitting your application, be sure to bring your two most recent paystubs. 

 

Q: What kind of background check do you do? 

A: We check credit (Transunion, Equifax, and Experian), current and previous rental/ landlord references, conduct a nationwide criminal background check, and verify employment/ income. 

 

Q: Do you pre-qualify over the phone? 

A: No. You must submit a completed application and application fee in order to be considered for tenancy. 

 

Q: If I don't qualify on my own, do you accept co-signors? 

A: We will accept a co-signor for students or those still claimed as dependents by their parent(s) only.  

 

Q: What is your Security Deposit policy?

A: Typically, the security deposit is equal to one month's rent. However, in special circumstances (marginal credit, insufficient income, etc.) we may require a double security deposit (two times the monthly rent). If it you are approved with a double deposit it is non-negotiable. PLEASE NOTE: We will not take the property you want off the market until the security deposit is received in full. Once your application is approved, you have 24 hours from the time you are notified to bring in the full security deposit. After 24 hours, we may take applications and/or rent the property to someone else.  

 

Q: How long will it take to process my application? 

A: We can generally give you an answer within 24 hours. However, we will not process any incomplete applications nor will we process it without the $50 application fee. 

 

Q: What is your normal lease term? 

A: 1 year minimum. If you are interested in a longer term, please contact us.
